Complete Large House Refurbishment in Rhu

The property was built in the 1840’s and its last use was as a Care Home. The project was to convert the property back to a family home and dramatically increase the value.

The client purchased the property for £450,000 and worked with us to create both a very attractive and desirable family home whilst adding very significant value.

The scope of works included:
• Ripping out and preparation including fire alarms, emergency lighting, fire-proof anti-chambers to all public rooms and bedrooms
• Reinstating 16 original doorways and closing other newer openings, re-instating original window shutters, repairing and making good intricate cornice work, fireplaces, parquet flooring in main public room and original high skirting boards
• Upgrading including full rewiring, smoke alarms, intruder alarms, re-plumbing, plastering every single room and public area
• New kitchen
• Tiling

The total cost of this refurbishment was just below £110,000 bringing the total investment to £560,000.

The house was revalued at £850,000 and remortgaged at £600,000. So the owners took out £40,000 in cash, had none of their initial investment tied up in the property and still have £250,000 in equity. 

One Bedroomed Flat Helensburgh

This is a job we did for 2 of our Directors for their own buy to let portfolio.

This property was on the market for offers over £80,000. We negotiated and bought the property for £50,000. It is very centrally located in a desirable location but needed modernisation.

The refurbishment  took two weeks and in that time we re-wired the property, installed gas central heating, lifted all the floor boards and levelled the floor, replaced the kitchen and bathroom and then redecorated throughout.

The total cost of all this work was just over £8,000.

The flat was then re-valued at £85,000 and an 85% Buy to Let mortgage placed on it.

So to recap the numbers a total of £50,000 to purchase and £8,000 to refurbish, legal and finance costs of approximately £2,000 giving a total of £60,000.

The property was then mortgaged for £72,000.

So £12,000 in cash was released after all costs were paid and the owners still have £13,000 equity in the property.

Industrial Unit Hillington, Glasgow

A Commercial Landlord needed 8,500 square feet of industrial unit refurbished as quickly as possible to a high standard. He believed he may have a client but only if the job could be done in a month. The job was finished in just three weeks and the unit was immediately let.

The project involved knocking down walls, rewiring the building, building new walls, building an amenities block (with toilets, washing facilities and a canteen area) re-surfacing the whole floor, new exits and redecoration throughout.

The same Landlord was so impressed with the work he also asked that we completely refurbish 5 office units in an adjacent block.
